West Coast Architecture use RIBA – Plan of works as a framework, covering from stages 0 to 4 (Strategic Definition to Technical Design).
We will meet you and discuss what the best approach for your project is. The first meetings will set up the Initial Project Brief, and will give us the guidelines for the work that is to be done. (We will take extra care at these initial stages)

RIBA Stage 1 – Preparation and Brief
CONCEPT DESIGN
In West Coast Architecture we believe that the key of a successful building project, regardless of its scale or budget, comes from the Concept Design. This is also where most of the fun is, for both us and our clients!
Following the first meeting and after gaining a good understanding of our client’s ideas and design objectives, we will put our pens to the sketch pad and start drawing. This is where most of the feedback between us and the client will be held, so we can work together on the project, giving our views on the design and always listening to our client’s thoughts.
At this stage we will start looking at more specific details of the project and will undertake third party consultations if required: what building system is thought to be used for the build, what structural requirements will have to be considered, what is the situation in regards to Planning. We will also be making cost estimations for the project, to make sure that we are working within our client’s budget.
RIBA Stage 2 – Concept Design
DEVELOPED DESIGN
The preparation of a full architectural package will be the step to follow once a design concept has been agreed. We will take all the ideas and previsions from the previous stage into more developed detail.
This is usually where we will prepare all the drawings and documents that will be needed for a Planning Application. West Coast Architecture works with independent Planning Consultants so that we make sure that the Planning process runs smoothly and, most important, has a successful end.
At this stage we should know what the construction systems are going to be used for the project, so that we can generate a comprehensive Tender Document for our clients to have a more detailed estimation of costings, scope of works and materials.
RIBA Stage 3 – Developed Design
TECHNICAL DESIGN
If the previous stages are about the design, now it is all about the build. Once Planning Permission is granted, and final decisions are made on building services and construction systems, we will work together with the project’s structural engineer to generate a full technical package which will cover architectural, structural and building services specifications.
From prepare and submit Building Regulation applications, to a fully comprehensive technical package that can be used by a contractor to build the project to the agreed specs.
We can also generate a fully specified Bill of Quantities for the project where we will run through all material and work, so our client can keep control of the costs of the build.
